How does the app calculate Private Mortgage Insurance (PMI)?
On Conventional loans, whenever your down payment is under 20% (Loan-to-Value greater than 80%), PMI is required by lenders. Mortgage US estimates standard annual PMI based on typical US insurer factors (approx. 0.5% – 1.0% of the loan amount divided by 12 months). The moment your principal paydown hits 80% LTV, our engine flags PMI removal.
How do I save and compare different loan scenarios?
In the main Mortgage Calculator screen, tap the "Save Scenario" button in the top toolbar. Give your scenario a memorable title (e.g. "450k Elm St 30yr vs 15yr"). You can access, reload, or delete all saved calculations from the More Tools > Saved Scenarios tab at any time.
How can I export or share my Amortization Schedule?
Navigate to the Amortization tab in the bottom bar. In the upper right corner, tap the Share / Export icon. This generates a standardized summary of your 360 scheduled payments that can be printed, air-dropped, or saved directly to your iOS Files app.
How do I adjust GDPR or Advertising Privacy preferences?
If you are located in the European Economic Area (EEA) or UK, Google's User Messaging Platform (UMP) consent form is accessible at any time inside the app under Settings > Privacy & Legal > Privacy Options. You can modify or withdraw consent whenever you choose.
Are mortgage calculations guaranteed exact to my lender's closing statement?
Mortgage US utilizes exact US institutional amortization equations ($M = P \frac{r(1+r)^n}{(1+r)^n - 1}$). However, individual lenders may round per-diem interest to 360-day or 365-day methods, and municipal property taxes can vary by school district. Use Mortgage US as an authoritative benchmark, and review your formal Closing Disclosure (CD) with your lender.
